What does Landlord Insurance Cover?

Landlord Insurance Covers some of the major issues that landlords have while renting out their investment property. Landlords never know fully who is renting out their home.  It may be a friend that you’ve known for years and thought you can trust, or it may be someone that was referred to you.  How do you really know who is renting your home when you are signing a one year contract?  This Insurance Policy protects landlords from many of the common occurrences while renting your home out to a person(s).  What happens if your renters that you entered a one-year contract decide to stop paying rent?  Who is going to handle the legal fees?  If the landlord needs to handle a legal dispute or take the tenant to court, the landlord will be compensated for any related legal fees.

Most of the time, the tenant knows that the damages are severe and will decide to leave the home in the middle of the night, and without a trace.  Do you, the landlord attempt to find the person?  How are you going to get your money back?  Do you call the police?  What do you do?  What if the tenant put holes in the sheetrock, or better yet, breaks the windows? How about damaging the air conditioning unit, or damage your carpet or wood floors?  Who is going to handle the cost?  Man, that could be quite expensive!  It probably wasn’t even worth having that tenant in your place.  What can you do to protect your investment?  If you are this landlord, don’t make yourself vulnerable and get stuck with the damages!  Don’t put yourself in this situation.  Landlord insurance is a great protection for you to feel secure of someone living in your home. If the tenant damages any of the investment property while living in the home making it unlivable, landlord insurance will help cover the costs to repair the damages as well as compensate the landlord for the loss of rent collected during the repair.  Now, you can contact the insurance company making it easier for you to get the money needed to repair the damages incurred from that lousy tenant!  Landlord coverage may be limited depending on the damage to the interior or exterior of the property. This insurance is very different than mortgage protection insurance or home owners insurance.

Many times, the landlord and the tenant have legal issues and disputes.  You may need to take the tenant to court.  Who is going to pay for your legal fees?  Landlord Insurance coverage may even reimburse legal fees to take the tenant to court.  There is also a large number of different coverage available for landlords.  Make sure your policy is cost effective, cheap, and reasonable.  Your insurance carrier may have these protections in the policy.  There may be clauses within the policy protecting the landlord in the case of libel, slander, and discrimination.  All Landlord Insurance Policies are different.  Make sure you get the most out of your policy and, make sure what your landlord insurance covers.
